Finding The Right Agent

Choosing the right professional depends on your needs, budget and the area in which you'd like to live. There are three main titles of agents; a real estate broker who is licensed to show any house to suit your needs; a realtor is a real estate agent who has earned additional certification from the National Association of Realtors; a real estate agent is licensed by the state to show houses in the state they live. Also, most real estate agents are seller's agents, meaning they only represent sellers' interests. If you're looking to buy a home inquire about buyer's agents – brokers who represent the buyer's interests in real estate transactions – at any agency you look at.

Real estate has a high turnover rate, meaning untested agents constantly coming and going through agencies. Ask how long the realtor or broker has been working as a realtor, if it has been less than two years, thank them for their time, and head for the door. Choose an agent that is a full time agent; part-time agents may not have time to give you the amount of attention you deserve. In addition, look for an agent who deals primarily in your price range. That type of agent may not give it their all with a smaller sale.

Interview the prospective agent and agency. There are thousands of agencies listed in the phonebook and online. Picking one out of a hat may not be the best idea. Ask friends and family with similar budgets for references or look for agencies in the area where you'd like to live. Experts suggest that you sit down with at least three prospective realtors, so you can get an idea of not only what they can do for you but their personality. If you don't get along in the interview, chances are the whole experience won't go well.

The ideal agent is committed, experienced, proactive and will work with your schedule. Finding the right agent to suit your needs will help you reach your goal of owning a home.
